- Actively participate in developing, implementing and evaluating annual and longer-term business plans, budgets and quarterly forecasts with a special focus on CAPEX, OPEX, and income, ensuring these strategies are agreed with General Manager and Investment Manager of the Centre.
- In alignment with the General Manager, work closely with all team members to provide clear guidance and strategic directions for their areas of responsibility
- Oversee daily operations of the shopping center, ensuring compliance with state and internal regulations and providing exceptional customer experience
- Collaborate with the General Manager and stakeholders to execute asset strategies and corporate projects
- Build cooperation and maintain communication with all tenants to ensure all operational procedures are implemented and lease terms are adhered to
- Manage tenant relationships, devise initiatives to improve customer service and maximize their turnover
- In cooperation and supporting the Marketing Manager, implement the consumer and content strategy (communication, events, animations), in accordance with Centre positioning and marketing strategy and guidelines
- Lead daily meetings with service providers to monitor performance and resolve issues
- Work closely with Leasing, Media, Legal, and Investment teams to ensure implementation of commercial activities in harmony with the overall customer experience of the Centre
- Analyze KPIs and reports, make data-driven decisions, and see through implementation of operational improvements
- Build and maintain relationships with local authorities and community stakeholders
- Represent the company locally, ensuring a positive image and high-quality standards
- Min 4 years of relevant experience ideally in retail, property management or hospitality
- Advanced operational management and ability to deliver on multiple projects at the same time
- Strong leadership and management skills, with the ability to achieve results through effective cooperation with various stakeholders
- Innate business acumen to unlock new opportunities with cross-functional business teams
- Proven experience of fostering effective working relationships at all levels, with the ability to influence and meet business needs
- Strong understanding and experience with budgeting and financial reporting
- Advanced data fluency to contribute and drive URW Data and Digitalization agenda for the center
- Customer-oriented mindset
- Fluency in Czech and English
